Typically in NZ, a basic building report for a 3 bedroom house would cost around $400 to $600 if carried out by a local builder. Prices can go upwards of $1,000 for a professional building services or engineering consultant for specialist advice for the same size house. This is because the higher qualifications and expertise of the inspector typically demands a premium price.
As the house increases in size, so does the number of items to inspect and comment on. For a larger 6 bedroom house, you can expect to pay between $700 to $900 for a basic report. This is usually determined by the floor area, number of storeys, number of bedrooms or a combination of all three.
As the houses get larger, the reports get longer and the more effort is required. An excellent building report has a good balance of length and detail. Comprehensive yet concise. A long report does not necessarily mean there has been more effort put into it. Many good reports use colour-coding to quickly draw attention to good or bad comments. Reports should have photo evidence along with any important things to note. Most importantly, a high quality building report should be easily understood by the owner, bank, and insurer!
